House construction cost in Pakistan: area, scope and local rates

Use this construction cost calculator to plan grey structure, finishing and material quantities. A useful estimate starts with the covered area of every floor, the work you want included and comparable local quotations. Plot area alone is not the total built area.

5, 7 and 10 Marla houses: check the area first

Confirm the square feet per Marla on your approved plot documents. Pakistani schemes may use 225 or 272.25 square feet per Marla. Then enter actual floor coverage, storeys and any basement separately. An Islamabad or Rawalpindi estimate should use rates and site conditions relevant to that location.

5, 7 and 10 Marla: plot size and covered area examples

A 5 Marla plot at 225 sq ft per Marla is 1,125 sq ft; at 272.25 it is 1,361.25 sq ft. Neither figure tells you the combined floor area. The following are illustrative drawing inputs, not approved building coverage or market quotations.

Example floor areas in square feet; 225 sq ft per Marla
PlotPlot areaGroundFirstMumtyTotal covered
5 Marla1,1259508501501,950
7 Marla1,5751,1001,1001502,350
10 Marla2,2501,5001,5002003,200

Use the area on each approved floor plan. Include a basement and mumty where applicable. Floors, setbacks, porch treatment and permissible coverage depend on your scheme and drawings; changing plot size does not establish permission to build these example areas.

Worked example: 7 Marla double-storey planning brief

This is an illustrative input check, not a Bahria Enclave quotation: with 225 sq ft per Marla, a 7 Marla plot is 1,575 sq ft. If each of two floors covers 1,100 sq ft, total covered area is 2,200 sq ft. At a hypothetical complete-construction rate of PKR 6,000 per covered sq ft, the area-rate check is PKR 13,200,000. Replace that example rate with your own dated quotation; it is not a current market benchmark.

Grey structure versus complete construction

Agree what each quotation includes. Grey structure commonly covers foundation, structure and masonry, but contractors differ on plaster, concealed services and waterproofing. Complete construction adds specified finishes and fittings. Avoid adding a complete-house rate to a separately priced grey structure unless the former explicitly covers finishing only.

Material estimate and BOQ checks

Review cement, bricks, reinforcement steel, sand, aggregate, labour and finishing items against the selected scope. Keep each quantity, unit and rate visible. Drawings, structural design, soil conditions, access and wastage can change quantities; a planning BOQ needs project review before procurement.

How the construction estimate is assembled

The calculator builds a planning BOQ from estimated quantities, selected specifications and editable unit rates. Some quantities use area-based allowances; others depend on rooms, boundary length, tanks or supplementary work. These are estimating assumptions, not a measured structural take-off from your drawings.

  1. Area and scope: add the covered floor areas, select grey structure, finishing or complete construction, and check the selected site works.
  2. Direct works: review quantity × unit rate for materials, labour and selected extras. Check the displayed unit: per bag, kg, piece, cft, sq ft or running foot.
  3. Overhead and profit: when enabled, their combined percentage is applied to the direct-works subtotal.
  4. Contingency: its percentage is also applied to direct works, rather than to fees or contractor margin.
  5. Fees and total: applicable selected fees are added separately. Cost per covered sq ft is the final total divided by total covered area.

For an arithmetic-only check, direct works of PKR 1,000,000 with 5% overhead, 10% profit, 5% contingency and PKR 100,000 selected fees total PKR 1,300,000. That example explains the additions; it is not the cost of a particular house.

Check stairs, railings and outside work before comparing quotations

The engine includes normal stair RCC in its bulk frame allowance. Supplementary stair structure is for additional work beyond that allowance. Stair finishes, safety railings, facade work, external services and professional fees have separate planning allowances or quote inputs. Review their selected values instead of assuming every contractor includes them. Material-only and labour-only modes use different scope rules.

Where do construction rates come from?

The built-in quality presets are editable software planning assumptions. They are not a live supplier-price feed or a verified quotation for Bahria Enclave, Islamabad or Rawalpindi. A date on this guide records a content review, not a market-price survey. Replace each relevant rate with a dated quote for the same specification, delivery location, tax and labour scope.

For a usable quote, record: supplier or contractor, quote date, material brand/grade, unit, quantity, delivery and loading, taxes, labour inclusion and validity. Keep that record beside the saved result. Read the construction quotation comparison guide.

Record exclusions such as land, approvals, utility connections, boundary walls, external works and contingency. Keep a dated contractor or supplier quote beside each editable rate. For official price-statistics context, see the Pakistan Bureau of Statistics; use actual local quotes for your project.

Calculator access and results

Is this calculator free without login?

Yes. Advanced Solar and Construction calculators are currently free and unlimited. No login or usage credits are required during this promotion.

Can I use my own rates?

Yes. Review the editable rate and equipment inputs before calculating. Use dated local quotations and save the assumptions with your estimate.

Is the estimate a final engineering quotation?

No. The result depends on your inputs and planning assumptions. Verify drawings, site conditions, equipment, scope and current rates before procurement or installation.
